no refunds - even the best or newest home has equipment that may occasionally malfunction and cannot be guaranteed operational 100% of the time We promise to act immediately to remedy any issues, however, we do not relocate or issue refunds due to malfunctioning equipment or any other guest dissatisfaction or due to construction noise or any other items out of our control, unless the home is considered uninhabitable.
no one likes rules, least of all, us -- but we do have a few requirements so that the home is in as perfect a shape for each guest as possible

- primary renter must be over the age of 25, have a fully verified profile and previous positive reviews inside airbnb
- the maximum occupancy for the property may not be exceeded at any time

- this is a private property and the host reserves the right to access the property at any time to perform maintenance repairs necessary or requested by the renter
- maintenance/vendors schedule: we are unable to offer refunds or credits for inconveniences due to scheduling and maintenance done during your stay While we expect the schedule days and times to be Saturdays at or around 10-12pm time for Pool/Hot Tub maintenance; Monday and Tuesdays for Landscaping maintenance; - that can change without notice to us. Guests should understand that such vendors must be able to access the home as well as service the property so we request that our maintenance teams are not turned away if they should overlap your stay.

- play is fun, but silence is golden - be respectful of the neighbors
- keep them on leash while outside the home
- always pick up after your dog
- wash those paws and minimize bringing messes inside the home
